Why It’s Different

A manufactured home is not a house, and it isn’t a car either

Standard homeowners policies are built around site-built houses on permanent foundations, and they generally won’t cover a manufactured home. Mobile home insurance — often written as an HO-7 or a specialty manufactured-home form — is designed for how these homes are actually built, sited, and valued.

The differences matter. These policies account for transit and relocation if the home is ever moved, they cover attached structures like awnings, carports, skirting, and steps that a standard policy might ignore, and they’re rated around construction type and tie-downs rather than a conventional foundation. They also handle the reality that a manufactured home’s value curve looks different from a site-built house.

One vocabulary note that comes up constantly: homes built before June 1976 are generally called mobile homes, and anything built after that date is technically a manufactured home, built to the federal HUD code. That date isn’t trivia — it changes which carriers will look at your home and how they price it. Pre-HUD homes are harder to place, but harder isn’t impossible, and placing them is exactly the kind of work we do.

What’s Covered

What a mobile home policy covers

The structure, everything in it, everything attached to it, and your liability — built around how manufactured homes actually work.

🏠 The Home Itself

The structure itself against fire, wind, hail, vandalism, falling objects, and more. This is the core of the policy, and how it’s valued — replacement cost or actual cash value — makes an enormous difference at claim time.

🏗️ Attached Structures

Awnings, carports, porches, steps, skirting, and sheds. These are frequently damaged in Valley windstorms and frequently underinsured — we make sure yours are actually listed and valued.

🛋️ Personal Property

Furniture, appliances, electronics, clothing, and tools inside the home and often on the property. High-value items like jewelry or firearms may need to be scheduled separately.

⚖️ Personal Liability

If a guest is injured on your lot or you damage a neighbor’s property, this covers the claim and legal defense. Parks often require you to carry a minimum liability limit.

🏨 Loss of Use

Temporary housing and extra living costs if a covered loss makes your home unlivable — and note that your lot rent typically keeps coming due while you’re displaced.

🚛 Transit & Relocation

Coverage while the home is being moved, and the cost of relocating it away from an oncoming danger. Rules and limits vary by carrier — always tell us before a move, never after.

The Most Important Choice

Replacement cost vs. actual cash value — this one decides everything

This is the single most consequential decision on a mobile home policy, and it’s where cheap quotes hide their teeth. Actual cash value pays what your home is worth today, after years of depreciation. Replacement cost pays what it costs to replace it. On a manufactured home, that gap can be the difference between rebuilding your life and being handed a check that doesn’t come close.

Here’s why it bites harder here than on a site-built house: manufactured homes depreciate on paper in a way that houses generally don’t. A depreciated payout after a total loss can leave you far short of what a comparable replacement home actually costs in today’s market — while the lot rent keeps coming due and you still need somewhere to live.

Not every carrier offers replacement cost on every home — age and condition affect eligibility — but plenty do, and it’s usually worth the difference in premium. When we quote you, we’ll tell you exactly which basis each quote is written on, because a cheaper number written on actual cash value isn’t the same product. If someone quoted you a suspiciously low price, this is very often why.

Park Living

If you rent a lot in a mobile home park

Most manufactured homeowners in the Modesto area own the home and rent the space it sits on, which creates a split that confuses people: you own the home, the park owns the ground. The park’s insurance covers the park’s property — roads, common areas, the office. It does not cover your home, your belongings, or your liability. That’s all on your policy.

Parks commonly require residents to carry insurance with a minimum liability limit and to name the park as an interested party so they’re notified if your policy lapses. Bring us your park’s requirements or your rental agreement and we’ll match them exactly — and send proof directly to the office so you’re not chasing paperwork.

One important distinction: if you’re renting the mobile home itself from someone else rather than owning it, you don’t need this policy — you need renters insurance, which is cheaper and covers your belongings and liability. And if you own a manufactured home on your own land, we’ll look at both mobile home and homeowners forms, since some homes on permanent foundations qualify for either.

Cost & Savings

What drives your price — and how to lower it

Mobile home insurance is generally affordable, and it’s priced on the year and size of your home, its condition and updates, whether it’s properly tied down and skirted, your location and park, your coverage limits and valuation basis, your deductible, and your claims history. Roof age and electrical updates carry real weight with underwriters.

✓  Bundle with auto — the multi-policy discount is significant here too
✓  Document your updates — new roof, wiring, plumbing, or HVAC lowers your rate
✓  Tie-downs and anchoring — proper installation earns credits with many carriers
✓  Smoke alarms and deadbolts — small protective-device discounts add up
✓  Higher deductible if your savings can absorb it
✓  Ask about senior discounts — many carriers offer them and many parks skew older

The updates point deserves emphasis. If you’ve replaced the roof, rewired, or redone the plumbing, tell us and bring receipts if you have them. Underwriters treat an updated 1985 home very differently from a neglected one, and that documentation can be the difference between a decline and a good rate.

How It Works

Covered in three simple steps

1.

Tell us about the home

Year, make, size, whether you’re in a park or on your own land, and any updates you’ve made. Have your park’s insurance requirements handy if they gave you any.

2.

We find the carriers that say yes

We go to the specialty manufactured-home markets, not just the standard carriers, and show you each quote with the valuation basis spelled out so you’re comparing like for like.

3.

Covered — and reviewed every year

We send proof to your park or lender, then re-check your coverage and rate at every renewal as the market and your home change.

Common Questions

Mobile home insurance FAQs

How much does mobile home insurance cost in Modesto?

It’s generally affordable, and it depends on your home’s age and size, its condition and updates, your location, your coverage limits, and whether you choose replacement cost or actual cash value. Because carriers differ enormously on manufactured homes, shopping it matters more here than almost anywhere. We quote 30+ companies free.

Can you insure an older mobile home?

Usually yes. Many standard carriers won’t touch homes past a certain age, but specialty manufactured-home markets will — including pre-1976 units in many cases. Condition and updates matter more than the year alone, so if you’ve replaced the roof or wiring, that genuinely changes the conversation. Don’t assume you’re uninsurable until we’ve shopped it.

Is mobile home insurance required in California?

Not by state law, but if you have a loan on the home your lender will require it, and most mobile home parks require residents to carry coverage with a minimum liability limit as a condition of the rental agreement. Practically speaking, nearly everyone needs it.

Does the park’s insurance cover my home?

No. The park’s policy covers the park’s own property — roads, common areas, the office building. Your home, your belongings, and your personal liability are entirely your responsibility, which is exactly what your policy is for.

What’s the difference between replacement cost and actual cash value?

Actual cash value pays your home’s depreciated value today; replacement cost pays what it costs to replace it. On a manufactured home that difference can be severe, since these homes depreciate on paper in a way site-built houses don’t. Replacement cost usually costs more up front and is usually worth it — we’ll tell you which basis every quote uses.

Am I covered if I move the home?

Many policies include some transit or relocation coverage, but the terms vary significantly and some require advance notice or a specific endorsement. Call us before the move is scheduled — this is one of those situations where a phone call beforehand prevents an uncovered loss.

Does it cover earthquake or flood?

No — both are excluded from standard policies, same as on a site-built home. Earthquake coverage is available separately and is worth asking about in California, particularly since manufactured homes can shift off their supports. Flood coverage comes through the National Flood Insurance Program or private carriers.

I rent a mobile home — do I need this policy?

No. If you rent the home itself, the owner insures the structure and you need renters insurance for your belongings and liability — which costs just a few dollars a month. Mobile home insurance is for people who own the home, whether the lot is rented or owned.
